What does sealcoating protect against?

Sealcoating helps protect asphalt from sunlight, water, oxidation and everyday surface wear. It also restores the rich black appearance of faded pavement.

Does sealcoating fix cracks or potholes?

No. Sealcoating protects the surface; it does not rebuild failed asphalt. Suitable cracks should be filled and potholes or soft areas repaired before the sealer is applied.

When can traffic return to the pavement?

Cure time changes with temperature, sunlight and humidity. We give you specific reopening instructions based on the property and conditions on the day of service.

How do I know when my asphalt needs sealcoating?

Fading, a dry gray surface and loss of the original black color are common signs. We also check the pavement condition because sealcoating only makes sense when the asphalt is sound enough to benefit.

What preparation happens before sealcoating?

Loose dirt and debris must be removed so the coating can bond. Cracks and failed areas are handled separately, and oil or grease spots may need additional treatment.

Can brand-new asphalt be sealcoated?

Not immediately. New asphalt needs time to cure. We evaluate its age and condition along with the weather and product requirements before recommending a date.
